Are real-estate agents AML-regulated?

In the UK and EU — yes, since AMLD4 / MLRs 2017, both estate agents and (more recently) letting agents above a rent threshold. In Australia — not yet; real-estate agents are coming into scope under the mid-2026 Tranche 2 reforms. In the United States — no general federal AML obligation on agents, but FinCEN's Residential Real Estate Rule (effective 1 December 2025) requires reporting of non-financed (cash) residential transfers to legal entities and trusts in all US counties, by the settlement professional (title agent, attorney, or, in absence, the buyer's agent).
